General Comment:

Southbrook enjoys the perfect combination of being situated within a secluded and idyllic rural location. With the added benefit of being a short distance from the historic County City of Chichester.

Constructed in 1994 designed by well-known local architects, the features and attention to detail contained within the splendid and luxurious property are indeed most impressive. As previously mentioned, no expense has been spared with the design or construction of this property. One of the many unique touches being the inclusion of Gold Sovereigns in the house wall plaque also in the newel posts of the impressive entrance hall staircase.

From all aspects of the main house one has beautiful views, but above all total privacy.

All boundaries are fenced. The property is approached by a private drive to ornamental electric security gates. The house itself is fully secured, with all windows and doors have electric shutters. The property is alarmed together with extensive CCTV coverage.

Gardens, Grounds & External Features

The gardens paddocks and parklands, which extend to 8.60 acres, are all totally private and fenced to a high standard, and are arranged into two distinct areas.

Around the house are the formal gardens with paths, extensive lawn areas and well stocked flower, shrub and herbaceous borders designed for interest in all seasons.

There are many orchard fruit trees, including apples, pears, plums, in addition a bird proof soft fruit cage. Area for chickens/geese with fox proof electric fences provides protection for an area dedicated to chicken, and geese, with its own chicken house.

The kitchen garden is attractively laid out for herb growing, within this area is a greenhouse and is access by a covered walkway from the kitchen.

The garden includes a large circular reflection pond, as well as a Japanese garden near a filtered and heated Koi carp pool. This pool extends inside the main house conservatory for feeding and viewing, with a concealed plant room under the pool.

From the public road enter the private ‘New Trees Drive’ and approach the ornamental electric entrance gates leading to the main house, garages and ample parking. Before these entrance gates is a large parking area and a separate secure gated entrance to the barn.

Within the garden and beside the barn is an extensive hard standing parking area, with access road and paths. Outdoor heated swimming pool with electric insulated cover, all within an enclosed leisure area. Concealed pump/plant area for pool and within the adjacent barn is a shower and toilet area.

The barn has accommodation on two levels. On the lower level a wide range of garden machinery is stored. (These would be available for purchase if required, by negotiation).

The barn has been constructed and insulated to high standards. On a heavy steel framework, it has high and wide steel security doors on both sides. The total floor area of both levels is about 315m².

The upper level has been used for hobbies and storage, and is currently used, for table tennis, snooker, darts etc. Subject to planning consent this would make splendid additional and quite independent living accommodation.

To the north of the formal gardens, on a tarmac drive then through an electric gate and livestock grid gives one access past the Ha-ha and to the Parkland and paddock beyond. The Ha-ha divides the formal gardens from the Paddocks /

Chichester, the county city and the immediate area is claimed to be one of England's
most popular places to live and visit. The beautiful South Downs is the newest national
park starting at the edge of the City with secluded views from Southbrook.

The Cathedral is a great tourist attraction while the Festival Theatre offers exceptional
opportunities to catch shows before they appear in London's West End. Chichester
Leisure Park has a multiplex cinema and bowling alley along with many bars and

Chichester has a lovely harbour with numerous sailing clubs, including Bosham only
minutes away from this property. The sandy beaches at West Wittering are close by for
relaxation or more energetic sea sports and active windsurfing and kitesurfing clubs.
Goodwood now attracts the motor racing Festival of Speed and the Revival as well as
the traditional horse racing calendar. Portsmouth is a short drive away and provides
access to ferry routes and the world famous Portsmouth Historic Dockyard where the
Mary Rose and HMS Victory ships can be visited.

Chichester city centre has many historic sites such as the ancient city walls and provides
